Full Building Surveys

A full building survey is a structural survey of the property including a description of visible defects and potential problems caused by hidden flaws. It will provide an outline of repair options, advice for your legal adviser and details of any serious risks or considerations. A full building survey is suitable for both commercial and residential properties, especially for older buildings and converted or extended properties.

The report will allow the vendor to negotiate for any serious defects to be corrected or the price to be reduced. It may in some instances prevent making an expensive and ill advised investment.

Contract Administration and Project Management

Spencer Lion Ltd has managed building projects on behalf of residential and commercial clients, acting as both Contract Administrator and Project Manager. Our main expertise lies in extension, refurbishment and maintenance of buildings. Several large projects include works to historic and listed buildings dealing initially with obtaining statutory consents through to managing the works on site through to completion. We work closely with our clients to formulate a brief and prepare a tender package for competitive tendering and run the whole project through to completion. This comprehensive service includes formulating the contract, undertaking valuations, site monitoring, inspections and final sign off of the works, including agreement of the final account.
